Requirements
You are required to place your market analysis report, addressing
the problem statement below, on your Internet www page. Other than the
coordinates, your instructor will not provide guidance - so don't even
ask.
You will be evaluated on the basis of:
(a) The quality of your analysis
(b) The quality of your presentation including report design
(c) Execution of your analysis. You may communicate with your colleagues;
however, you must execute your own analysis.
Problem Statement.
A developer is considering the construction of a new 300-unit apartment facility at geographic coordinates ___x____, ___y_____ (coordinates to be provided by instructor).
You are employed as a consultant by both the developer and the financial institution that will be financing the proposed development. You are to produce for them a market analysis of the proposed project. You are to include anything in the market analysis you consider relevant to the final decision.
However, the market analysis report you produce must include
each of the following:
(a) a demographic ring study including projected demographics
(b) presentation of the lifestyle segmentation profiles of other apartment
units nearby
(c) supply of existing units by ring
(d) supply of units in the pipeline by ring
(e) profiles of existing units and units in the pipeline, including competitive
development cost information
(f) a summary of important locations and their accessibility from the proposed
development
(g) a recommendation based upon the above and any other information you
consider relevant, on what LSP (lifestyle segmentation profile) or other
measure of target demographics the project should cater to, and your recommendation,
with support based upon the market analysis, if the project should proceed
ahead.
Completion Date:
Your report (exam) must be completed and posted on the Internet
on or before April 2, 2000.
